Zoning Text Amendment

ZTA #21-163 (Bill #2021-12) Revising Mixed Use (MX) Zone Development Standards in the Federal Opportunity Zone.

The Charles County Commissioners will hold a Virtual Public Hearing on Wednesday, January 12, 2022, at 6:00 p.m., to consider the proposed Zoning Text Amendment filed by Soltesz, Inc. on behalf of Mark Vogel Companies, Inc., in accordance with the codified procedural requirements of §297-447 of the Charles County Zoning Ordinance.

Zoning Text Amendment, ZTA #21-163, proposes to correct discrepancies regarding the permissible number of stories for multi-family uses, such as garden, mid-rise, and high-rise apartments, that currently exist between the base zoning figures and definitions, modify the required percentage mix of certain land uses, and refine applicable highway corridor and rear yard setbacks for consistency with comparable zoning designations, such as those within the Waldorf Urban Redevelopment Corridor. The application would amend Article VII and Article X of the Charles County Zoning Ordinance.

The meeting will be held remotely via video teleconference. Persons with questions or requests for more information regarding this hearing may call 301-645-0692. The hearing is open to the public and public testimony is encouraged.

To speak during the January 12, 2022, Public Hearing, residents must call 301-885-2779 between 8:00 a.m. and 4:00 p.m. on January 12, 2022, to register. Once registered, residents will be called between 6:00 p.m. – 9:00 p.m. on January 12, 2022, to testify. Each speaker will be allotted three (3) minutes. If a registered speaker is not available to speak when called, the County has the right to move onto the next caller.

Comments will be accepted December 24, 2021, at 8 a.m. through January 12, 2022, at 4 p.m. by using the e-comment feature at: https://www.charlescountymd.gov/government/public-comments/zta-21-163-bill-2021-12 or by calling 301-645-0652 to leave a message. In addition, residents may submit comments by mail to the following address: Charles County Commissioners, 200 Baltimore Street, La Plata, MD 20646. Comments sent by mail must be received no later than January 12, 2022.
