Zoning Text Amendment (ZTA) #22-171, Transit Oriented Development (TOD) Zone & Parking Facilities 

The Charles County Commissioners will hold a Public Hearing on Wednesday, July 27, 2022, at 6:00 p.m., in a hybrid format, both virtually and in person at the Charles County Government Building, 200 Baltimore Street, La Plata, Maryland, to consider the proposed Zoning Text Amendment (ZTA). 

            Designated as ZTA #22-171, this application was filed by the Law Offices of Sue A. Greer on behalf of the Applicant, Bonaventure. The amendment proposal specifically involves the Transit Oriented Development (TOD) Zone and seeks to alter the applicable impervious surface ratio for mid-rise and high-rise multifamily projects within Article VII, Planned Development Zone Regulations, §297-110 Transit Oriented Development (TOD) Zone, Figure VII-5A, Schedule of Zone Regulations Transit Oriented Development (TOD) Zone, of the Zoning Ordinance. It also proposes to modify the garage parking requirement for multifamily units, found within § 297-338 D. of the Zoning Ordinance, in order to enable attached and detached garage spaces to each be calculated as one (1) full parking space towards satisfaction of the minimum off-street parking requirements of Article XX, Parking Facilities, Figure XX-1, of the Zoning Ordinance. 

Individuals or representatives of groups wishing to make oral or written comments are encouraged to attend the hearing.

In-person: Speaker sign-up will begin 30 minutes (1/2 hour) prior to the hearing at the Charles County Government Building (200 Baltimore Street, La Plata) and will end at the commencement of the hearing.

Virtually: Call 301-885-2779 between 8 a.m. to 4 p.m. on Wednesday, July 27, 2022, to register to speak. Once registered, citizens will receive a virtual link to testify between 6 p.m. and 9 p.m. after in-person speakers testify. If you are not available to speak when you are called, we have the right to move on to the next caller. Each speaker will be allotted three (3) minutes.

Written comments may be submitted in lieu of oral testimony, or to expand upon oral testimony, and will be accepted Friday, July 8, 2022, starting at 8 a.m. through Wednesday, July 27,2022 at 5 p.m. for:
